Empowering peer-to-peer real estate transactions through smart contracts, AI agents, and multi-chain interoperability for a secure, efficient, and accessible marketplace.
Sheda Solutions is a revolutionary Web3 Real estate platform designed to transform real estate operations by making them affable, available, affordable, and secure. Built on the blockchains infrastructure, it leverages smart contracts for automated, transparent agreements, AI agents for intelligent assistance in legal drafting and review, and chain signatures for cross-chain compatibility. The platform supports multi-chain operations across NEAR, Solana, and EVM-compatible networks like Base, with an integrated inbuilt wallet for seamless on-chain interactions directly within the app. At its core, Sheda Solutions creates a fully decentralized, peer-to-peer (P2P) marketplace that eliminates intermediaries, enabling direct connections between buyers, sellers, tenants, landlords, and investors. Initially focused on student housing, it expands to urban markets, offering features like fractional ownership, on-chain property importation, and integrated real estate services. The platform uses NFT-backed tokens for ownership verification.
Key Benefits Transparency and Security: All transactions are on-chain, immutable, and protected by smart contracts with automated mediation for dispute resolution. Efficiency: P2P interactions reduce fees and streamline processes like listings, bidding, inspections, and payments. Accessibility: Multi-chain support and an inbuilt wallet lower barriers for users, abstracting blockchain complexities. Innovation: AI agents assist in drafting/reviewing agreements, while fractional ownership allows affordable entry into premium properties with automated yield distribution.

- Peer-to-Peer Transactions: Users can list, search, and transact properties directly, supporting rentals, sales, and student housing. Features include scheduling inspections, signing offers, and finalizing payments on-chain.
- Smart Contracts: Automates and secures agreements, ensuring trust and transparency.
- AI Agents: intelligent tools for drafting legal agreements, reviewing contracts, property valuation, search optimization, and negotiation support.
- Chain Signatures: Guarantees the authenticity and integrity of transactions.
- Decentralized Governance: Empowers users with control property acquisitions, or builds, ensuring user-driven evolution.
- Fractional Ownership and Yield Investments: Invest in shares of premium properties via NFT-backed receipts. Smart contracts automate rental income collection, expense deduction, and yield distribution, with voting rights for management decisions.
- Integrated Real Estate Services: Access a marketplace for property management, legal, insurance, and technical services, all secured by on-chain contracts.
- Privacy and Security: Zero-knowledge proofs protect user data while maintaining transaction verifiability; cross-chain interoperability via Chain Signatures.
- Automated Mediation and Dispute Resolution: Smart contracts trigger pre-defined mechanisms for fair resolution, enforcing outcomes without external intervention.
- Frontend:React Native for mobile extensions, Tailwind CSS for styling.
- Backend:pyton
- Smart Contracts: rust/solidity
