Adds sqm support to the web portal:\n- Dashboard filter: minimum sqm\n- Homes API returns sqm and applies min_sqm without excluding unknown sizes (-1)\n- Home cards display sqm when available\n- Persist filter_min_sqm and include it in Telegram merge\n\nTests: pytest web/tests
